We hope you are having a great start to the school year! We're excited to share a recap of our recent monthly Board meeting, highlighting the positive steps the Board is taking to enhance our community.
As always, we encourage you to join us at our regularly scheduled meetings, held the 3rd Friday of every month at 11:00 am at the Canyon Falls HOA Center (6950 Canyon Falls Drive). Your input and participation truly make our community stronger.
Flower Mound Police Department Now Serving Our District!
We were honored to have the Flower Mound Police Chief join us to officially celebrate our new partnership! The Board of Canyon Falls MUD 1 approved a service agreement with the Flower Mound Police Department at our last meeting, and their presence will bring an extra layer of comfort and safety to Canyon Falls. Flower Mound PD has already begun patrolling our District and responded to 8 calls in the last month.

Looking Ahead: Our 2025 Tax Rate
As part of our commitment to financial transparency, the Board has set the proposed tax rate for 2025 at $0.75 per $1.00 of assessed value. (As a reminder, the tax rate for 2024 was $0.80). We'll be holding a formal tax rate hearing at our next regular meeting on September 19th at 11 AM. Please keep an eye out for the agenda and full meeting notice on our website.
Good News on Traffic Safety!
We're thrilled to report that the Flower Mound PD is already out patrolling our roads and keeping an eye on speeds. They currently have a speed monitor on Prairie Ridge Rd to study traffic on that road. We truly appreciate everyone's mindful driving within our community as we continue monitoring speeds and exploring safety measures.
Street Sign Replacements
The Board approved replacing all old street signage throughout the District with the more secure signage currently installed in the Senna and Edgewood subdivisions. This proactive safety measure addresses concerns regarding loose and leaning older signs.
Website and Communications Matters
We'll continue to keep you informed with important District updates and meeting recaps here on our website! We encourage you to bookmark this site and share it with your neighbors.
We’re also exploring the possibility of implementing an alerts platform for critical District-wide events, such as water main breaks or boil water notices. We'd love to hear your thoughts on whether this service would be helpful to you!

Important Resolutions Adopted!
We're pleased to share that the Board approved two important resolutions this month:
Resolution Regarding Maintenance, Repair and Improvement of Roads - CF MUD 1.pdfDistrict Maintenance, Repair, and Improvements of road facilities - This resolution explains that the District will inspect areas where water remains on the road 120 hours after rainfall.
Resolution Regarding District Property, Vegetation, and Trees - CF MUD 1.pdfDistrict Property, Vegetation, and Trees – This resolution helps us all understand that residents are responsible for maintaining the sidewalks and landscaping in front of their homes, including trimming tree limbs to prevent blocking signage.
