Dear Canyon Falls MUD 1 Residents,
We hope this message finds you and your families well! We wanted to share some exciting updates from our recent monthly Board meeting and let you know about the positive steps we're taking to enhance our wonderful community.
As always, we encourage you to join us at our regularly scheduled meetings held the 3rd Friday of every month at 11:00 am at the Canyon Falls HOA center (6950 Canyon Falls Drive). Your input and participation make our community stronger!
Recent Board Actions
Enhanced Police Services Coming Soon We're thrilled to announce that we've approved moving forward with negotiations for a law enforcement contract with the Town of Flower Mound. This partnership will bring you the same high-quality police services that Flower Mound residents enjoy, all within our current operating budget. We believe this will greatly enhance the safety and security of our neighborhood.
Smoother Roads Ahead Your Board has approved a contract with Pavecon to repair the pavement at the busy intersection of Prairie Ridge and Hickory Falls. We've also authorized concrete repairs at various locations throughout our community to keep our streets in top condition for all residents. These important road improvements are being funded through our Capital Improvements Fund, ensuring we can maintain our infrastructure without impacting day-to-day operations.
Better Water Pressure for Everyone We know some of you have experienced lower water pressure due to your home's location in the neighborhood. Good news! We've approved the installation of a pressure valve in our water system that will help boost water pressure to those affected areas. This water system improvement is being funded through our Capital Improvements Fund.
Safer Streets on Prairie Ridge After carefully reviewing recommendations from our traffic engineer, we've approved the purchase and installation of two speed radar signs along Prairie Ridge. These signs will help encourage safer driving speeds and protect our families and children. We'll continue monitoring the situation and are prepared to take additional measures if needed.
Great News for Our Senior and Disabled Residents We're pleased to announce that we've approved an Over 65/Disabled tax exemption of $10,000 for 2025. Additionally, our Financial Advisor has provided encouraging news about our MUD's strong financial condition and the potential for tax rate reductions in the 2025 tax year.
Planning for Our Future We've successfully adopted our budget for fiscal year 2025-2026, ensuring we continue to provide excellent services while being responsible stewards of your tax dollars.
Upper Trinity Water Towers - Your Board is Listening We want to address the concerns many of you have raised about the two 60-foot water towers being constructed by the Upper Trinity Regional Water District behind some of our residents' homes. We completely understand your frustration about these large structures and their impact on your property views and neighborhood aesthetics.
Our Board has thoroughly investigated this situation and confirmed that the water towers are being built on Upper Trinity's private property, which is directly adjacent to the affected homeowners' property lines with no right-of-way buffer in between. While this legal reality prevents our MUD from making any improvements on their property to block or screen the towers, we want you to know that we are absolutely committed to advocating for our residents.
We have already initiated preliminary discussions with Upper Trinity Regional Water District to explore potential solutions that could help minimize the visual impact on our community. However, we believe the most productive approach is to wait until the construction is complete and the promised landscaping is installed so we can assess the actual final appearance. The drawings we've seen from Upper Trinity date back to 2013, so we want to evaluate the current reality before reopening formal discussions about additional screening or mitigation measures.
Please know that your Board will continue to be your voice in this matter and will pursue every reasonable avenue to support our affected residents.
