September 2025 Board Meeting Recap

We hope you are having a great week! Last Friday, the Canyon Falls MUD 1 Board of Directors held their regular monthly meeting, and we’re excited to share some key updates with you.

As always, we encourage you to join us at our regularly scheduled meetings, held the 3rd Friday of every month at 11:00 AM at the Canyon Falls HOA Center (6950 Canyon Falls Drive). Your input and participation truly make our community stronger.

Tax Rate Hearing

The Board sets the annual tax rate at its September meeting. After holding a public hearing on the proposed tax rate, the Board adopted a 2025 total tax rate of $0.75 per $100 of value, constituting a $0.05 decrease from the $0.80 adopted in 2024. The Board believes that the adopted tax rate reflects a good balance of easing the tax burden on the residents while still maintaining sufficient reserves to address future capital projects.

District Audit

The District’s auditor presented the Board with the draft audit for the District’s fiscal year ending June 30, 2025. The auditor noted that the audit was clean and recommended approval. After a thorough review by the Board with the auditor, the Board approved the audit.

Traffic & Safety

Last month, Flower Mound PD placed a speed monitor on Prairie Ridge Road to study traffic patterns and speeds. The data obtained by FMPD showed that out of 4,757 vehicles that traversed Prairie Ridge Road during the study, the average speed of the vehicles was 30 mph.

Water Pressure

The District’s Engineer updated the Board on the completed installation of a water pressure valve that will slowly increase water pressure in the Edgewood section of the neighborhood.

This will be a gradual increase, so we appreciate your patience during this time. If you don't see results over the next few months, please reach out to let us know.

Water Conservation

The Board discussed the existing restrictions on yard irrigation, noting that the restrictions limit residents to twice a week watering according to Northlake’s watering schedule (which can be found https://www.town.northlake.tx.us/292/Water-Stagehere.)

The Board encouraged residents to abide by the twice a week timetable, noting that overwatering wastes water and can result in excess water ponding on sidewalks and streets.
